A perimeter seal is only as good as the door it meets, so a technician looks at the door before the seal. Trim, cladding and where water gets behind
The seal shares the jamb with brickmould, siding, capping and old caulking, and water that gets behind any of them ends up in the wood the strip is nailed to. The technician follows the joint between stop and trim looking for cracked or missing caulk, capping that funnels water down the jamb face, and gaps at the sill where meltwater collects. These are small things to correct while the old strip is off and the surface is bare, and they are what stop the fresh wood from going the way of the old. Anything larger, such as damaged siding, is pointed out for a separate decision.
Fitting the sides and closing the corners
Each side length is cut to run from tight under the header piece down to the floor, with a little spare to trim in place. It is set with the same light contact as the header and fastened top to bottom. At the top corner, the side fin tucks under the header fin so they overlap, leaving no square hole for drafts or mice. At the floor the side is trimmed to meet the bottom seal on the door, so the seal is continuous around three sides and hands off to the fourth. Both sides are done the same way, checking the door edge gap as they go.
A look round each season
The simplest care is a glance four times a year. Close the door, switch off the lights and look along both sides and the header for daylight. Then step outside and check that no length has lifted, that the corners are still tucked together and that the fin is still soft when you press it with a thumb. Cracks, a hard grey surface or a piece that has shrunk back from the door are the early signs. Manufacturers suggest wiping the seal down with a damp cloth a few times a year, and that also lets you feel any change in it.

Why is there daylight on one side but not the other?
It can be either. Worn rollers, a track bracket that has shifted or a top section that bows can move the door face toward one jamb and away from the other, and a seal that is damaged, shrunk, the wrong size or set slightly off the door face shows the same way. The technician checks both the door's alignment and the seal itself, corrects what is out of true, then fits the new seal to a door that closes evenly.
Do you adjust the door as part of the seal work?
Small corrections, yes. If a track bracket needs re-setting or the door needs to come plumb so the fin can meet it evenly, that is done so the new seal is fitted to a door that sits properly. Larger work, such as replacing rollers or a bowed section, is explained and offered as its own job so you can decide on it separately.
What are perimeter seals made of?
Most residential seals are flexible vinyl or a rubber compound formed into a fin that bends against the door. They come either as a flexible strip that is nailed to a wood stop or moulded onto a rigid vinyl stop as one piece.
