The opener head, its arm and its safety devices
Turning to the opener, the technician checks that the motor head is secure on its hangers, the rail is straight and its header bracket firmly fixed, and the curved arm meets the door at a bracket that is bolted to a reinforced section rather than thin steel. The chain, belt or screw drive is looked at for slack or wear. The photo eyes are located, their height above the floor noted, their lenses and wiring checked, and the wall control, remotes, keypad and lock or vacation button are each identified so they can be tested in turn. Testing contact reversal with a board

Carrying the door through winter
The technician leaves you with the handful of habits that matter in a cold climate. Keep the threshold clear of packed snow so the door closes on the floor and not on a ridge of ice. On a mild day, wipe the salt off the bottom brackets, the lowest hinges and the bottom stretch of each cable, then give them a light mist of lubricant. Wipe the photo-eye lenses when the grime of a slushy week builds up. If the bottom seal freezes to the slab, free it by hand before running the opener rather than asking the motor to tear it loose. These take minutes across a season and spare the cables, the seal and the opener.

What is the balance test and why does it matter?

If it drifts up, sinks or feels heavy, the springs are out of step with the door and the opener has been doing the lifting. That strain shortens the opener's life and can defeat its reversal settings, which is why balance is checked first.
Is the inspection different for an older detached garage with springs along the tracks?
The route is the same and the counterbalance looks different. Extension springs stretch beside the horizontal tracks and pull through pulleys, so the technician examines each spring for stretch and a broken end, each pulley for a grooved wheel or a seized bearing, the cable clips, and whether a containment cable runs through the centre of each spring. Balance, reversal and photo-eye tests are unchanged.
