Repair & Maintenance

Everyday use, road salt and temperature swings wear a door in predictable places. Knowing those places is what makes a maintenance visit worthwhile: we go straight to them and correct what has started to slip.

  1. A person kneels beside the side track and hinges of a closed sectional garage door. — Garage Door Safety Inspection, Clearview
Garage Door Safety InspectionA tenant mentioned the door is louder than it used to be. From the driveway it looks fine, but on closer inspection the hinges near the floor are streaked orange and one roller wobbles as it turns.
  2. A person holding a clipboard examines the interior hardware of a closed garage door. — Garage Door Tune-Up, Clearview
Garage Door Tune-UpYou moved in a few months ago and have no idea when the garage door was last looked at. The previous owners left the remotes on the counter and no paperwork, and the door works, but it works loudly and unevenly.
  3. Two people holding a dented lower garage-door section above a separate white panel resting on the ground. — Garage Door Panel Replacement, Clearview
Garage Door Panel ReplacementA stray ball went through one of the window panes in the top section. The glass is gone, the frame around it is cracked, and the steel beside the opening is pushed in, so the whole section is in question rather than one…
  4. Illustrative garage doors scene — Garage Door Bottom Seal Replacement, Clearview
Garage Door Bottom Seal ReplacementAfter a spring rain there is a puddle inside the door that reaches the tires. The driveway slopes toward the garage, the slab has a low corner, and the flattened old seal is not making up the difference.
  5. Gloved person holding a black strip along the side of a sectional garage-door opening — Garage Door Perimeter Weatherstrip, Clearview
Garage Door Perimeter WeatherstripA length of weatherstrip along the right jamb has pulled away, nails and all, and it slaps against the trim every time the wind picks up. The wood behind it is dark and soft where it meets the floor.
  6. Detached slide bolt and T-handle on a wooden garage workbench. — Garage Door Manual Lock Repair, Clearview
Garage Door Manual Lock RepairYou have just moved in. The garage door carries a proper keyed handle on the outside, but no key came with the house, and the inside slide is painted over.

Clearview information

2021 census · what it means at the door

  • 51%Older homes

About 51% of homes in Clearview were built in 1980 or earlier, according to the 2021 Census.

Wiring in an older garage may be a single outlet on the ceiling shared with the light, so a new opener is chosen with that in mind, and a battery backup covers the door during a power cut. The technician looks at the outlet before recommending a unit.

  • 90%Mostly houses

Single-detached houses make up about 90% of homes in Clearview (2021 Census).

Where houses are detached, a side door into the garage and an interior door into the house are common, so the garage door is one of several ways in. Making sure it closes fully, locks properly and has its old remote codes cleared keeps the whole house secure.

Will the door be as good as it was before?

In most cases it comes back better, because the reset includes truing the track, replacing worn rollers and correcting the misalignments that had been building unnoticed. The exception is a section creased by an impact: it may work perfectly well after the reset yet keep a visible dent, and the technician will tell you whether it is sound or worth replacing at some point. You are shown the door running before the visit ends.

What are the hinges made of?

Stamped galvanized steel, formed into two leaves joined by a pin or a rolled tube. The zinc coating is what resists rust in a garage that sees wet cars and salt, and it is why a scratched or bent hinge starts to brown at the damaged spot. Edge hinges include a tube that holds the roller stem. Thickness is given as a gauge, most residential hinges being 14 or 18.

Does a heavy insulated door need heavier track?

Usually the standard two-inch track handles a residential insulated door well, provided the gauge matches what the door maker specified and the brackets and hangers are properly fixed. Very heavy or oversized doors, and some carriage-style wood doors, are set up on three-inch track or on heavier-gauge two-inch. If a heavier door was hung on the light track from an earlier door, flexing and spreading follow, and the technician will say so.

What should I do while waiting for the visit?

Leave the door in the position it is in and stop using the opener. Move the car and anything else you need out of the garage by another door if you can, and clear the floor near the door so the technician has room to work. If a cable jumped because the door closed on something, leave the object where it was; it helps explain what happened.

Why does the door jerk or jump at the same spot every time?

A repeatable jolt at one point on the rail is usually a chain problem meeting a sprocket problem: a stiff link or a spread master link passing over worn sprocket teeth, so the chain rides up and drops a tooth. It can also be a burr or a splice plate on the rail where the trolley catches, or a roller on the door hanging up in the track at that height. The technician runs the door by hand first to tell the two apart.
